Why Modular Kitchen Costs Vary So Much
A modular kitchen in Chennai can cost anywhere from ₹1.2 lakh to ₹8 lakh for the same physical space. That gap isn't contractor margin — it's material grade, hardware brand, and manufacturing quality. Understanding what drives cost is the only way to compare quotes honestly.
The Core Cost Drivers
1. Plywood Grade (The Biggest Variable)
The carcass (cabinet box) plywood is the structural backbone of your kitchen. The grade you choose determines whether your kitchen lasts 5 years or 25 years.
- BWR (Boiling Water Resistant) — ₹65–80/sq ft. Adequate for dry areas, not ideal for kitchens.
- BWP IS 710 (Boiling Water Proof) — ₹90–120/sq ft. The correct grade for kitchens. Resists steam, moisture, and termites.
- Commercial MR board — ₹40–55/sq ft. Looks fine initially, fails within 3–5 years near moisture.
- Greelak standard: BWP IS 710 from Greenply or Century Ply — specified in writing.
2. Hardware Brand (What You Touch Every Day)
The hinge and drawer channel you use determines how long your kitchen 'feels new'. Cheap hardware fails within 2–3 years. German hardware is rated for 50,000+ cycles — that's 136 years of opening a door twice a day.
- Cheap local hardware — ₹8–15/hinge. Squeaks within a year, misaligns within two.
- EBCO / local brand — ₹25–40/hinge. Decent for wardrobes, borderline for kitchens.
- HETTICH — ₹80–150/hinge. German engineered, 75,000 cycle tested. Industry standard.
- BLUM — ₹120–200/hinge. Premium German. LEGRABOX drawer system. Best in class.
- Greelak standard: HETTICH on all projects, BLUM upgrade available.
3. Laminate Finish
The shutter surface determines aesthetics and durability. Options range from basic paper laminates that peel within a year to imported high-gloss acrylic that resists scratches for decades.
- Basic laminate (local brand) — ₹30–50/sq ft. Fades, peels.
- High-pressure laminate (Merino/Greenlam 1mm) — ₹80–120/sq ft. Scratch resistant, heat resistant, 200+ colours.
- Acrylic high gloss — ₹180–280/sq ft. Mirror-like finish, premium look.
- UV lacquer spray — ₹200–350/sq ft. Professional spray booth finish, repairable.
Realistic Cost by Kitchen Size (Chennai 2024)
| Kitchen Type | Size | BWP + HETTICH + HPL | BWP + BLUM + Acrylic |
|---|---|---|---|
| L-Shaped | 80–100 sq ft | ₹1.8L – ₹2.5L | ₹3.5L – ₹5L |
| U-Shaped | 120–150 sq ft | ₹2.8L – ₹4L | ₹5.5L – ₹7.5L |
| Parallel | 100–120 sq ft | ₹2.2L – ₹3.2L | ₹4L – ₹6L |
| Island Kitchen | 150–200 sq ft | ₹5L – ₹7L | ₹8L – ₹12L |
These ranges include carcass, shutters, hardware, installation, and basic countertop. Chimney, hob, sink, and appliances are additional.
What's Not Included in Most Quotes
- Countertop (granite/quartz: ₹150–400/sq ft)
- Chimney and hob (₹8,000–₹45,000 depending on brand)
- Sink and tap (₹3,500–₹18,000)
- Electrical points — coordinate with your electrician separately
- Civil work — wall tiling, flooring
How to Evaluate a Kitchen Quote
Before accepting any quote, demand these specifics in writing:
- Plywood brand and IS grade (should say IS 710 BWP)
- Hardware brand by name (HETTICH / BLUM / HAFELE — not just 'imported')
- Laminate brand and thickness (1mm HPL, not 0.8mm)
- Edge banding thickness (1mm minimum)
- Countertop material and thickness
- Warranty period in writing
Any contractor who refuses to put material brands in writing is planning to substitute. At Greelak Industries, every quotation specifies every brand — and we sign a material specification sheet before production begins.
